10 Mistakes First-Time Homebuyers Should Avoid in Sarnia and Surrounding Areas
Buying your first home is exciting! You start looking at homes, picking out paint colours, and dreaming about getting the keys.
But buying a home is a big step. There are a few mistakes that can cost you money, cause stress, or make the process harder than it needs to be.
If you're a first-time homebuyer in Sarnia or Southwest Ontario, here are 10 mistakes to watch out for before you buy.
1. Not Using a Real Estate Agent
Buying a home in Sarnia can be an exciting journey, but it's essential to understand the local real estate market. One common mistake first-time homebuyers make is not researching the market trends. Familiarizing yourself with the average home prices and neighborhood dynamics can provide a competitive edge.
Consider reaching out to local real estate agents or using online tools to gather data. Having this information will guide you in making informed decisions and help you avoid overpaying for a property.

2. Choosing the Wrong Real Estate Agent
Having an agent is great, but having the right agent matters too.
You want someone who listens, answers your questions, and knows the area you want to buy in.
Take time to talk to a few agents. Ask friends and family who they have worked with. Your mortgage agent may also be able to help you build a great home-buying team.
3. Falling in Love With a Home Too Fast
It happens all the time!
You walk into a home, love the kitchen, see the big backyard, and start picturing your life there.
But don't let the excitement rush your choice.
Look at the whole home. Check for repairs, think about the area, and make sure the price fits your budget. A home may look perfect, but you still need to make sure it is the right choice for you. In this market it is also a great idea to get an inspection so you can see beyond the naked eye what big expenses to prepare for!

4. Spending More Than You Can Afford
Just because a lender says you can borrow a certain amount doesn't mean you should spend it all.
Think about your monthly budget. You still need money for food, bills, gas, savings, and fun!
You also need to plan for home costs like property taxes, heat, repairs, and home insurance.
My goal is to help you find a payment that feels comfortable, not one that leaves you stressed every month.
5. Only Looking at the Lowest Mortgage Rate
A low rate sounds great, right? But the lowest rate isn't always the best mortgage.
Some low-rate mortgages come with high penalties if you need to break your mortgage early. Others may have limits on extra payments or other features. Some you cannot even change terms without selling the home. (Hint: look for the word BONEFIDE SALES CLAUSE)
You want a mortgage that works for you now and in the future.
When I compare mortgage options, I look at more than just the rate. I also look at the rules, costs, and flexibility.

6. Forgetting About Insurance
There are different types of insurance when buying a home.
If you put less than 20% down on your home, you will usually need mortgage default insurance. This protects the lender if you cannot pay your mortgage. It does not protect you and a required cost of putting less than 20% down payment.
You may also want to look at life and disability insurance. This can help protect your family and your home if something unexpected happens and can help pay off the mortgage.
You don't have to buy every type of coverage, but it's worth knowing what is available and what protection you may need.
Plus you'll also need property insurance! I suggest calling a few places to see the coverage that is possible and this is required as proof when signing mortgage documents with the lawyer closer to closing.
7. Not Checking Out the Neighbourhood
You may love the house, but do you love the area?
Before you make an offer, take some time to look around. Visit the area at different times of the day. Talk to people who live nearby.
Think about:
- How far is work?
- Are schools and stores close by?
- Is there a lot of traffic?
- What is the area like at night?
- Are there any nearby things that could bother you?
Remember, you're buying more than a house. You're also choosing where you will live!
8. Not Choosing the Right Lawyer
Your real estate lawyer plays a big part in your home purchase.
They review the legal papers, help with the title, and make sure the home can close on time.
Ask friends, family, or your real estate agent for referrals. Make sure you choose someone who knows real estate and takes the time to answer your questions.
9. Buying a Fixer-Upper Without a Plan
A home that needs work can look like a great deal. But those repairs can add up fast!
A new roof, furnace, windows, or plumbing can cost a lot more than you think. Before you buy, get a home inspection and ask for repair estimates. Make sure you have enough money set aside for the work.
A lower purchase price does not always mean a cheaper home.
10. Starting Renovations Right Away
You finally have the keys! Now you want to paint, change the floors, redo the kitchen, and make the home your own.
But slow down a little!
Moving costs, new bills, and home repairs can add up. Give yourself time to settle in and see how much money you have left each month. You may also find that living in the home for a few months helps you decide what changes matter most.
Make a plan, set a budget, and avoid taking on more debt than you can afford.
